The suburb of North Ward is one of the most prestigious suburbs in Townsville with an average annual income of $1,325 per week and a population of 5066 based on the 2016 Census.
The suburb has a current median house price of $500,000, while just twelve 12 months ago, recorded a median house price of $651,000.
North Ward has a greater number of unit dwellings than there are houses.
The number of unit sales over the past 12 months (till Dec 2016) is 103 units while house sales reached just 43 in total for the same period.
75.7 percent of dwellings in North Ward are apartments, flats, townhouses or semi-detached units. 24.4% of dwellings have 3 bedrooms with 1.9 people per household (2016 Census).
Achieving a sale price of $620,000, the weekly top price property at Unit 2/320 Stanley Street will impact the median sale price for the area as it is $122,000 above the current median sale price for 3 bedroom units, and $380,000 above the median unit price overall for the suburb.
The Townsville market is showing signs of a recovery on the back of increased business confidence, development stimulation and industry investment.

The rental yields for 3 bedroom units in North Ward are 4.7% with 66 units being tenanted over 12 months. All classes of units over the past 12 months have achieved a yield of 5.4% from 503 units tenanted. Houses are achieving a rental yield of 3.6% from 76 properties tenanted.
The demographic profile of North Ward is a mixed market but predominantly older or maturing independents. 23.4% are maturing and established independents, 20.4% independent youth and 11.3% established couples with families, while 21.6% are older independents or couples with families and 23.5% are elderly or young couples with children.
Originally known as Cleveland Bay, North Ward was first settled in 1864 and was the first suburb of Townsville to attract the botanic gardens (now Queens Gardens) in 1867, the first schools at Central primary school and St Josephs Catholic School in 1873 and the defence barracks at Kissing Point in 1880.
The first Townsville jail was established in North Ward at Queens Gardens and the primary school in 1878. The first public hospital was built in Townsville in 1881. Both of which are heritage listed. The old hospital wards are now privately owned apartments.
